Identifying and prioritizing the effective factors in organizing housing market of Rasht metropolis by using hierarchy analytic process

The main goals of this study, in order of identifying were influencing factors in organizing housing market of Rasht Metropolis and then ranking them was according to the importance. To achieve the first goal, Library studies and review of previous literature in the housing and its market were used. Then to achieve the second goal of the study, it means in rating the identified factors, one of the Multi-Attribute Decision Making techniques (MADM) such as Analytical Hierarchy Process (AHP) was used. To do such a process field studies should also be conducted. Thus, in the current research also like conventional method of descriptive studies the questionnaire method was used to gather information and data from experts of the housing market; then collected data was analyzed by the help of Expert Choice software. The results showed that the economic factor of house prices gained the first place from identified affecting factors and other factors such as political, governmental / legal, technological and cultural factors were in the next positions. Finally, some practical approaches were presented based on research findings to avoid confusion of current housing market and its future disordering, especially in Rasht metropolis.
