Evaluation of urban growth trend and zoning for future growth of the city

در طول تاريخ با افزايش جمعيت، سكونتگاهها نيز به همان نسبت گسترده تر شده و زمينهايي جديد جهت اسكان تحت تصرف انسان قرار گرفته است. اين مساله در برخي از نقاط با چالشهايي همراه شده است. عمده ترين اين چالشها شامل تخريب زمينهاي كشاورزي و توسعه شهري در پهنه هايي است كه همواره مخاطرات زيادي را بهمراه داشته است. اين مساله در سالهاي اخير سرعت بيشتري گرفته و اگر به صورت جدي مورد بررسي و ارزيابي قرار نگيرد در آينده نزديك مشكلات عديده اي را براي ساكنان ايجاد خواهد نمود. در حال حاضر مهمترين و شايد بتوان گفت مطمئن ترين ابزاري كه بتوان روند رشد شهري و تغييرات صورت گرفته را مورد بررسي قرار دهد، عكسهاي هوايي و تصاوير ماهواره اي هستند كه در اين تحقيق با تهيه و آماده سازي عكسهاي هوايي براي 6 دوره زماني، روند رشد شهري بجنورد مورد بررسي قرار گرفت. مساحت زمينهاي مستعد كشاورزي كه در دوره مورد مطالعه تخريب شده و مورد ساخت و ساز قرار گرفتن اندازه گيري شد و نواحي آسيب پذير مورد شناسايي قرار گرفت. سپس با استفاده از روش تحليل چنده معياره براي دو كاربري كشاورزي و نواحي ساخته شده نقشه هاي شايستگي توليد گرديد تا بتوان با بكارگيري اين نقشه ها زمينه توسعه پايدار آتي شهر را فراهم ساخت. نتايج اين تحقيق نشان داد رشد شهري بجنورد مشابه بسياري از شهرهاي كشورمان، ايران در اين شش دهه بدون هيچ گونه برنامه ريزي و ملاحظه اي صورت گرفته است و تنها عامل تعيين كننده روند و جهت رشد شهري همجواري با نواحي ساخته شده قبلي و موانع و محدوديتهاي طبيعي ساخت و ساز بوده است.

Throughout history, with the increase in population, as well as broader than search for maps and new lands for housing under the conquest of man. This issue is in some parts of the cell with the challenges. The most important of these challenges include the degradation of agricultural land and urban development in the area has always been a lot with stakes. In recent years this problem more quickly, and if nothing serious case review and assessment in the near future for the inhabitants of several problems will be created. Currently the most important and perhaps the surest means of urban growth process that can be used and the been changes, air photos and satellite images that are in the research and preparation with air photos for 6 bojnoord, urban growth period were studied. In the course of which agricultural land area prone to destruction and case study about construction of the measured exposure and identify vulnerable areas of the case. Then with the use of multiple criteria analysis method for two agricultural areas and user-made maps of merit was produced so as to using these maps areas for future sustainable development of the city. Survey results showed that the growth of the city of bojnoord, our many similar cities in the six decades without any planning and remarkably accomplished and is the only determining factor for urban growth process and proximity made previous areas and construction of natural obstacles.
