بررسي تطبيقي گونه‌هاي مختلف تفكيك اراضي شهري با شكل‌گيري الگوهاي رفتاري در كوي‌هاي جديد شهري

Comparative Evaluation of Different Types of Land Subdivision in Formation of Behavioral Patterns in New Urban Extensions

الگوهاي رفتاري به‌مثابه رد پاي حضور انسان در فضا و تعامل او با محيط پيرامون خود است. از اولين مؤلفه‌هايي كه در بن‌مايه شكل‌گيري الگوهاي رفتاري ديده مي‌شود، بستر كالبدي و فضايي است كه در آن، تفكيك زمين، اولين گام اساسي را در فراهم‌سازي اين بستر و امكان وقوع الگوهاي رفتاري، بر عهده دارد. از اين حيث، تفكيك چيزي فراتر از تقسيم و قطعه‌بندي زمين و تعيين بر و كف خيابان‌ها، محسوب مي‌شود. در مفهوم تفكيك زمين، علاوه بر عوامل كالبدي، مؤلفه‌هاي عملكردي ديگري نيز نظير اقتصادي، فرهنگي، سياسي، زيست‌محيطي و... مطرح است؛ امّا در ميان همه اين عوامل، حلقه مفقوده انسان و الگوهاي رفتاري او، احساس مي‌شود. اين پژوهش با توجّه به اين مهم، در پي آن است تا با بررسي گونه‌هاي مختلف و البته موفق الگوهاي تفكيك زمين، بتواند جايگاه الگوهاي رفتاري را در هريك ازاين‌گونه‌ها معين سازد. بدين منظور، ابتدا جمع بستي از اصول و معيارهاي گونه‌هاي مختلف تفكيك زمين و الگوهاي رفتار فضايي انسان ارائه مي‌شود؛ سپس جايگاه الگوهاي رفتاري در مباني تفكيك، بيان مي‌شود و سر آخر، الگوهاي رفتاري در قالب نمونه موردي‌هاي موفق جهاني از گونه‌هاي مختلف تفكيك، مورد تجزيه‌وتحليل قرار مي‌گيرد تا تصويري واضح از جايگاه انسان و الگوهاي رفتاري او در سلسله فرآيندهاي تفكيك زمين، نشان داده شود.

Behavioral patterns are as traces of human presence in space and their interaction with their surrounding environment. The first aspect that can be seen in the motif of formation of behavioral patterns is spatial context in which land subdivision is responsible for providing an essential first step in this context and the possibility of behavioral patterns in it. From this viewpoint, land subdivision system is considered more than just dividing land and setting on the streets. In the concept of land subdivision, in addition to physical aspects, other functional factors, such as economic, cultural, political, and environmental are considered. But among all these aspects, the missing link, human and his behavioral patterns, is noticed. This paper seeks to examine different and successful species of land subdivision patterns in new urban extensions and find a good place for behavioral patterns in each of them. To reach this aim, at first, a list of the principles and criteria of different types of land subdivision and spatial behavioral patterns of human is provided; then, the place of behavioral patterns in the fundamentals of subdivision will be represented and finally, the behavioral patterns in the worldwide successful case studies of different types of subdivision will be analyzed to represent a clear picture of the human and its behavioral patterns in a series of land subdivision processes.
