Causes of delay and their effects in Construction projects in Iran

Nowadays the most common problem faced by many large projects is delay in different phases of completion of projects. Hence theimportance of strategic management concepts in project completion time is doubled. This paper examines the event of delay inconstruction projects with regard to the development of different regions in Iran. Considering the Industrial development ofdifferent regions and its relation to the project delay has not been studied in any article.in the first stage, after theoretical and fieldresearch, 79 delay factors are identified and classified in 9 different Category. The questionnaire is designed and distributed amongthe statistical community consisting of 94 members (employer, contractor, designer and consultant), the importance of each of thesefactors is assessed using the frequency index, sensitive index and importance index, then in the second stage, two projects fromdifferent Industrial development regions were selected as case studies. the results of this paper indicate that the most effective factorin projects delay from the viewpoint of the repliers are Poor ability and insufficient expertise, weak management and supervision ofthe contractor at project site, as well as low effective factor is the complexity of the project, but this results, in projects implementedin different regions are almost differ.
