امروزه دستيابي به فرم مناسب در شهرها با توجه به رشد روزافزون جمعيت افراد، محدوديت دسترسي به زمين و لزوم بهره‌وري پايدار از امكانات موجود، اهميت توجه به مقوله تراكم در شهرها امري ضروري تلقي مي‌شود؛ زيرا تعيين تراكم جمعيتي و ساختماني متناسب از مهمترين ابزارهاي شهرسازي در راستاي تعادل بخشي ريخت شناسي در بافت شهرها مي‌باشد. شناسايي عوامل مؤثر بر تراكم ساختماني در ابعاد مختلف به منظور ترسيم مدل تحليلي تراكم ساختماني بهينه در محله‌ي تجريش هدف اصلي تحقيق حاضر بوده است. مقاله حاضر در هدف، كاربردي و روش تحقيق مورد استفاده در اين مطالعه تحليلي- ارزيابي بوده است كه با استفاده از روش دلفي و امتيازدهي شاخص هاي برآورد كننده‌ي تراكم ساختماني بهينه در محدوده محله تجريش سعي در تبيين اين موضوع دارد، نتايج بررسي شاخص‌هاي موثر در ارزيابي تراكم ساختماني بهينه در محله‌ي تجريش حاكي از تأثيرپذيري بالاي تراكم ساختماني با مؤلفه‌هاي اقتصادي و كالبدي مي باشد.
