Determination of the Capitalization Rate in Agricultural Land in Ağrı Province Central District
Abstract :
It is legally necessary to use the method of capitalization of incomes in the expropriation of agricultural land. Determination of the rate of capitalization in the method of capitalization of income is very difficult and important. In the study, the rate of capitalization in dry land and irrigated land and meadowlands in Ağrı province central province was determined. For this purpose, a village information survey form was filled out in 50 villages of 100 villages in the central province of Agri. The average net income for rural villages in Ağrı province was calculated as 42.76, 71.69 and 71.50 ₺ de-1 in dry field, wet field and meadowlands, respectively. Again, the sale price in dry field, wet field and meadowlands in the region is determined as 750, 1350 and 1130 ₺ de^-1 respectively. The rate of capitalization in the region according to the year 2013 is calculated as 5.70%, 5.31% and 6.33% in dry field, wet field and meadowlands, respectively.
