Satisfaction Research in Toki Houses For Low and Middle Income in Bursa
Abstract :
Housing policies in Turkey have reached quite a different dimension with the work carried within the frame of valuable contributions from the private sector and the cooperation of local administrations specifically in the direction of the model implied by the government within the last decade. The applications which are the realizations of formations towards house building and developed within the scope of TOKİ have become one of the important issues that concern construction and housing sector, trade associations and public and should be considered qualitatively and quantitatively. In this study, the production of housing, the demand and supply of housing in the city, TOKİ applications and user satisfaction in Bursa are evaluated. The fact that Bursa has become one of the cities that received the largest migrations because of its commercial importance throughout history and its being an industrial city today has entailed slum-housing and irregular urbanization problems. Nonetheless, being an industrial city has caused a need for house-stock for every income group. Due to these properties, Bursa sets an important and well-qualified example for investigating TOKİ houses that were built to provide housing for low and middle income group and for squatter housing transformation. The emphasis in the study is that in addition to quantity, quality should also be considered in housing production, and that the implementations of TOKİ should be oriented to develop more inhabitable and qualified environments, by evaluating all socio-cultural and physical factors.
