    A comparative research on shaping business and trade districts of tourism urbanization: The case of Alanya and Manavgat

  • Abstract
    The functions of central business districts that give life to cities vary according to various factors. The main purpose of this study is to explain the tourism-urbanization relations based on the differences in the use of space and to reveal the effects of tourism on the use of space through empirical researches through business and commercial fields. For this purpose, studies investigating the relationship between the tourism sector and business and trade districts have been examined and subjected to document analysis. Aerial photographs of the past years of the research area have been obtained from the General Directorate of Mapping and the changes in the settlement forms of both cities have been examined. The boundaries of the business and commercial districts in Alanya and Manavgat have been determined and field studies were carried out in these areas. Afterwards, shops operating in relation to tourism in business and commercial districts have been identified and mapped. In addition, the land price maps have been created and the relationship between tourism and land values has been revealed. In this study, it has been determined business and commercial districts have quite different qualities in Alanya and Manavgat although both settlements are spatially united. It has noted that the Manavgat central business district reflects the characteristics of traditional central business districts, and tourism-related activities are limited. It has been determined that a recreational business area has developed in Side, which is established on a peninsula, providing services directly towards tourism. In the Alanya central business district, it has been revealed that the real estate offices, financial advisors, law offices, administrative activities and retail trade businesses, which are seen in the traditional central business districts, are intertwined with businesses providing tourism-related services. The excess of tourism activities in the Alanya central business district indicates that this area is also a tourism business district.
