The paper elaborated disadvantages of the current land selling system and the economical rationality of the use of the land annual rent system, proposed the real estate development model under the land annual rent system, had a detailed analysis on its pros and cons, especially the relationship between land annual rent system and reduced the house price .Finally it was concluded that the use of the land annual rent system was a feasible way under the circumstances of high degree of scarce land resources and a shortage of demand of the real estate market for a long time in our country.
