Abstract
The construction industry in China heavily relies on conventional cast in-situ construction method involving extensive use of timber formworks, in-situ concreting, substantial amount of wet trades and bamboo scaffolding. Constructions like this are described as "labor intensive, dangerous and polluting". Globally, however, the promotion of residential industrialization recently years seems to change the situation, prefabrication construction is the main method of residential industrialization, which is being increasingly used in the building industry, alleviating some of the environmental burdens associated with conventional construction. The sustainable construction aspects of adopting prefabrication in residential buildings are researched by some institutes and practiced by some enterprises; Vanke Real Estate Company is one of them. This paper has reviewed the course of prefabricated development of Vanke. The construction technology, environment, economic and design modes of Vanke in Xinlicheng project are introduced and assessed. The results revealed that environment, economic and construction technologies of using prefabrication are significant when compared to conventional construction methods, though there are still lots of spaces for evolution. This implies that a wider use of prefabrication techniques could contribute to residential industrialization and sustainable construction.
