Abstract :
Land appraisal is a critical step to ensure Land circulation to be taken efficiently and smoothly. In terms of Land price, appraisal result is certainly different due to difference In impact factors such as appraisal objectives, evaluation criteria, Transaction motivation, and business model. Based on a case of land replacement which has been done by real estate developer in China, this article tries to find the best way to improve the appraisal practice and increase transaction efficiency. The results show that the conflicts would exert its influence on the whole process of land appraisal and evaluator´s behaviors. It is suggested to establish and improve related settlement mechanism of land appraisal and to take advantage of non-governmental organizations and enhance the third-party supervisory role to eliminating conflicts.
