Abstract :
At present, China\´s urbanization is in a stage of rapid development, resulting in the existing "single-core" urban spatial structure has been unable to meet the requirements of the dense population and various economic and social activities in the cities. Therefore, to alleviate population pressure in urban centers, many new districts have been gradually risen around some big cities, and these cities gradually formed a "double-core", or" multi-core" urban structure. The development of residential projects which related to the housing problem of the new urban residents, become an important development project in the building new districts. And as a real estate development business, how to seize the favorable opportunities for developing new districts, and through the development and construction of residential projects, get high profits, become a hot research issue by many real estate companies. In this paper, using the residential project of new districts in Harbin City, through researching and studying 20 residential projects of new districts in this city, analyzing and summarizing the important factors which affect the value of the residential project in the new district, and establishing a model to predict the comprehensive value of the residential projects in new district, which will provide an effective basis for the real estate business when they make the investment decision for the development of residential projects in the future.
