The management of Urban Rehabilitation based on infill development; Case study: Ghasrdasht neighborhood in Shiraz

اجراي برنامه‌هاي توسعه فضايي در سطوح محلي، ملي و بين‌المللي نيازمند امكان‌سنجي و تدوين راهبرد متناسب با قابليت‌ها و ظرفيت‌هاي هر مكان است. توسعه درون‌زا به‌عنوان يكي از راهبردهاي بهسازي و نوسازي شهرها در طي دهه‌هاي اخير مورد تأكيد قرار گرفته است. محله قصردشت به‌عنوان يكي از محله‌هاي قديمي شهر شيراز داراي آب‌ و هواي مناسب و بافت كهن است. هدف اين پژوهش تحليل فضايي رويكرد توسعه دروني و توجه ويژه به محله قصردشت و ارائه پيشنهاد‌هايي براي بهبود كارايي روند بهسازي و نوسازي آن است. نوع تحقيق اين پژوهش كاربردي و روش آن توصيفي- تحليلي است. بدين‌صورت كه در زمينه بررسي سياست‌هاي توسعه دروني از روش توصيفي و در تحليل راهكارهاي اجراي آن در محله قصردشت از روش تحليلي استفاده شده است. نتايج تحقيق نشان مي‌دهد كه محله قصردشت ظرفيت و قابليت لازم براي پياده‌سازي رويكرد توسعه دروني را داراست. درواقع مي‌توان از اين رويكرد به‌عنوان يكي از ابزارهاي مهم، بهينه و سودمند در راستاي اهداف پايداري شهري محله قصردشت بهره گرفت. در پايان، بر مبناي بررسي معيارهاي توسعه درون‌زاي بررسي‌شده در اين پژوهش، طرح كلي پيشنهادي براي محدوده مدنظر ارائه شد.

The Implementation of spatial development plans at local, national and international level need feasibility and strategy formulation appropriate for the capabilities and potentials of each location. In recent decades, Infill development has been emphasized as one of the strategies for urban Improvement and renovation. Ghasrdasht, one of the old neighborhoods in Shiraz, has proper weather and an old context. The purpose of this study is the spatial analysis of infill development approach with special focus on Ghasrdasht neighborhood and providing suggestions to improve the efficiency of improvement and renovation process in this neighborhood. This study is an applied research with descriptive-analytical method; with descriptive method used to review policies of infill development and analytical method to analyze the strategies for its implementation in the Ghasrdasht neighborhood. The results show that the Ghasrdasht neighborhood has necessary potential and capacity to implement infill development approach. In fact, this approach can be used as one of the important, optimized and beneficial tools for the urban sustainability goals in the Ghasrdasht neighborhood. Finally, based on investigations of infill development criteria examined in this study, the comprehensive plan for the case study was proposed.
