بافت­ هاي فرسوده­ ي شهرهاي بزرگ در صورت رسيدگي به وضعيت آن­ و با كمترين هزينه، بخش قابل توجهي از فضاهاي سكونتي مورد نياز شهرها را مي­ تواند تأمين كند. در ساماندهي بافت­ هاي فرسوده يكي از پيش ­شرط­ هاي بنيادين، مشاركت مردم در تصميم­ گيري­ها است. بنابراين، حكمروايي شايسته و بازآفريني بافت­ هاي فرسوده محله 4 آذرشهر هدف اين پژوهش قرار گرفت. در اين پژوهش براي گردآوري اطلاعات از مطالعات كتابخانه­ اي، ميداني و پرسشنامه استفاده شد. نتايج پژوهش با استفاده از نرم ­افزار SPSS و با آزمون­ هاي تي تك نمونه­ اي، فريدمن و رگرسيون چند متغيره مورد تجزيه و تحليل قرار گرفته است. نتايج نشان مي­دهد شاخص­هاي حكمروايي و بازآفريني بافت­هاي فرسوده شهري در وضعيت خوبي قرار ندارد. نتايج رتبه­بندي دو متغير مستقل و وابسته نشان مي­دهد كه عدالت و انصاف، كارايي و اثربخشي و شفافيت داراي وضعيت مناسب­تري نسبت به ساير شاخص­ها است. در بين شاخص­هاي متغير وابسته، شاخص كالبدي در مرتبه اول و اقتصادي در مرتبه دوم قرار گرفته است. همچنين ارتباط معناداري بين بازآفريني بافت­هاي فرسوده و شاخص­هاي حكمروايي شهري وجود دارد.از نظر ضريب تأثير نيز، متغيرهاي مستقل بر ميزان بازآفريني بافت­هاي فرسوده شهري، شاخص شفافيت با 0.501 بيشترين اثر را داشته است.

The worn tissues of large cities can provide a substantial portion of the residential spaces required by the cities in In case of consideration them and at the lowest cost. One of the fundamental preconditions for organizing worn-out tissues is people's participation in decision making. Therefore, the aim of this study was to determine the proper governance and regeneration of the Worn tissues of District 4 Azarshahr. Library, field and questionnaire studies were used for data collection. The results were analyzed by SPSS software using one-sample t-test, Friedman and multivariate regression. The results show that the indices of governance and regeneration of worn-out tissues are not in good condition. The results of the two independent and dependent variables showed that fairness, efficiency and effectiveness and transparency It is better positioned than other indicators. Among the dependent variable indices, the physical index is the first and the economic one is the second. The final results show that there is a significant relationship between regeneration of worn-out tissues and indicators of urban governance. Also, in terms of the coefficients of influence of independent variables on regeneration of worn-out urban tissues, transparency index with 0.501 had the most effect.
