بررسي پيامد‌هاي انتظامي- امنيتي ناشي از عملكرد مشاوران املاك (مورد مطالعه: شهر اسلام‌شهر)

Survey of The consequences of security - Disciplinary resulting from Performance of Real Estate agents (Case study: Eslamshahr city)

نيروي انتظامي به‌عنوان يكي از اركان تأمين امنيت در كنار ساير دستگاه‌ها نقشي اساسي در تأمين امنيت پايدار در جامعه به عهده دارد؛ از اين رو، استفاده از ظرفيت‌‌هايي چون مشاوران املاك مي‌تواند به اين مهم كمك شاياني كند بدين روش كه در صورت ساماندهي و برنامه‌ريزي در اين بخش و ايجاد تعامل بين نيروي انتظامي و اتحاديه صنف املاك مي‌توان گام بزرگي در پيش‌گيري از بروز پيامد‌هاي انتظامي- امنيتي ناشي از عملكرد مشاوران برداشت. هدف از اين پژوهش بررسي و شناخت پيامد‌هاي انتظامي- امنيتي ناشي از عملكرد مشاوران املاك در اسلام‌شهر است. جامعه آماري شامل 712 نفر از افسران انتظامي – امنيتي فرماندهي انتظامي ويژه غرب تهران و قلمرو مكاني كليه‌ مشاوران املاك اسلام‌شهر در سال 1394 است. در اين پژوهش طبق فرمول كوكران و روش نمونه‌گيري خوشه‌اي تعداد 172 نفر افسر در حوزه انتظامي شهر اسلام‌شهر انتخاب شدند. در پژوهش حاضر از يك پرسش‌نامه محقق‌ساخته كه جهت تحليل داده‌ها از آمار توصيفي و استنباطي شامل آزمون تي تست (t) استفاده شده است. نتايج حاصل از اين پژوهش نشان داد كه نقش مشاوران املاك در حد زيادي در امنيت پايدار منطقه تأثير‌گذار است. هم‌چنين حضور مستمر و دائمي مشاوران املاك و شناخت ساكنان به ميزان زيادي در پيش‌گيري از بزه‌كاري مؤثر مي‌باشد. يافته‌‌هاي پژوهش حاضر نشان داد همه عواملي كه از نظر محقق در بخش مربوط به پيامد‌هاي مثبت يا پيامد‌هاي منفي عملكرد مشاوران لحاظ شده است مورد تأييد افراد متخصص و افسران ماهر در اين زمينه قرار گرفته است. هم‌چنين شيوه‌هاي كشف جرم و راه‌‌هاي نظارت و كنترل در حوزه فعاليت مشاوران املاك اسلام‌شهر استخراج شد.

Hence, Using capabilities such as real estate agents can help to make this important. Organizing and planning in the sector, and creating interaction between police and real estate agents, Can be a major step in preventing the consequences of security - disciplinary resulting from Performance of Real Estate agents. The aim of this study is to investigate and understand the consequences of security - disciplinary resulting from Performance of Real Estate agents Eslamshahr. The Statistical Society Including 712 police - security officers in the West of Tehran provine police commander and all the real estate agents in Eslamshahr city in 1394. In this study, according to Cochran formula and Cluster sampling of 172 police officers in the Eslamshahr city were selected. In this study, to analyze the data, descriptive and inferential test (t), a questionnaire was used. The results of this study showed that the role of real estate agents In greatly affect the stable security of the region. Also, the presence of permanent of real estate agents and Identify residents is greatly effective in the prevention of crime. The results showed that all factors related to positive consequences or Negative consequences of Performance of Real Estate agents, have been Approved by professionals and skilled officers. Also, methods of crime detection, and surveillance and control activities in the field of real estate agents Eslamshahr city was extracted.
