عوامل و پيامدهاي خزش شهري در نواحي پيراشهري مورد: شاهد شهر شهريار

Factors and Consequences of urban sprawl in the suburbs subject: shahed shahr Shahriar

الحاق و ادغام روستا به شهر يكي از نتايج خزش شهري است كه آثار اجتماعي، اقتصادي و كالبدي گوناگون مطلوب يا نامطلوب را بر عرصه‌هاي روستايي ادغام‌شده در شهر برجاي مي‌گذارد.شهر شاهد شهر در شهرستان شهريار در ساليان اخير در ابعاد مختلف كالبدي،اقتصادي،اجتماعي گسترش يافته است. توجه به جوانب مختلف خزش شهري و الحاق و ادغام روستا به شهر مي‌تواند در ترسيم چشم‌انداز دقيق‌تري از توسعة فيزيكي آتي شهر مؤثر واقع شود؛ از اين‌رو در پژوهش حاضر به بررسي عوامل خزش شهري و آثار و پيامدهاي اقتصادي، اجتماعي-فرهنگي و محيط زيستي-كالبدي الحاق و ادغام سكونتگاه‌هاي روستايي به شاهد شهر از ديدگاه ساكنان پرداخته شد. داده هاي مورد نياز تحقيق به كمك تصاوير ماهواره اي TM لندست 5 در دو مقطع زماني 1375 و 1395 و فنون سنجش از دور و نيز تكميل پرسشنامه تحقيق جمع آوري شده است. يافته ها به روش كيو نشان داد چهار عامل افزايش جمعيت و مهاجرت ، سودآوري سرمايه‌داري مستغلات، ضعف قوانين ، مقرارت و نظارت ضعيف دولت، ضعف فعاليت‌هاي مولد و سرمايه‌داري توليدي،در دو دهه مزبور موجب تسريع خزش شهري در شاهد شهر شده است. همچنين نتايج حاصله از خزش شهري درتحولات فضايي شاهدشهر به روش دلفي نشان داد كه گسترش باغ ويلا و ساخت ساز شهري با ميانگين 8/7، ادغام قومي و كاهش انسجام اجتماعي و تغييرات ساختار اشتغال با ميانگين 9/8، تخريب باغ ها با ميانگين 8/8،كاهش آب زراعي به نفع آب شرب شهري با ميانگين 6/5 درصد، از جمله اثرات فضايي گسترش خزش شهري در ناحيه بوده است.

The Shahed Shahr town in Shahriar city has been expanded in various dimensions of physical, economic, and social aspects in recent years. Considering different aspects of urban sprawl and integrating the villages into the cities can be helpful to picture a more accurate perspective on the future physical development of the city. Therefore, the present study has analyzed the factors of urban sprawl and the effects of economic, socio-cultural and environmental- physical integration of rural settlements into Shahed Shahr from residents' point of view. The Data needed for this research has been collected by satellite images of T.M Landsat 5 in two periods of time, years 1996 and 2016, remote examining techniques and the completion of questionnaire. The Q method findings showed that the several factors of population growth and migration, the profitability and investment in real estates, the vulnerability of laws, weak regulation and supervision of the government, the weak productive activities and investment accelerated the urban enlargement in two recent decades . Also, the results of the urban sprawl in spatial development of Shahid Shahr in Delphi method showed that the expansion of villa gardens and urban construction with an average of 7.8, ethnic integration and reduction of social cohesion and employment structure changes with an average of 9.8, the destruction of gardens with an average of 8.8, reduction of crop water in favor of urban drinking water with an average of 6.5%, are the clear examples of the spatial effects of urban sprawl expansion in the area.
