بررسي مدل سازي يكپارچه حمل و نقل و كاربري زمين در شهرها، مورد مطالعه كلانشهر شيراز

Investigation of Integrated Transport and Land use Modeling in Cities, Case Study of Shiraz Metropolitan Area

جدا بودن فرآيند تصميم گيري حمل و نقل و كاربري زمين و مسايل و مشكلات ناشي از آن، از چالش هاي بسيار مهم شهرسازي در ايران مي باشد. با در نظر گرفتن اين مساله مقاله حاضر يافته هاي يك تحقيق تجربي جهت مدل سازي يكپارچه حمل و نقل و كاربري زمين را بيان نموده است. در اين راستا ابتدا به بررسي فرآيند برنامه ريزي حمل و نقل و كاربري زمين پرداخته شده و مدل هاي استفاده شده در هر دوره مورد بررسي قرار گرفته است. همچنين رويكردهاي سفر در قالب دو رويكرد مبتني بر سفر و مبتني بر فعاليت بيان شده است. مدل اوربانسيم به عنوان مدل مورد مطالعه اين مقاله انتخاب شده و بخش هايي از مناطق يك و شش كلان شهر شيراز به عنوان محدوده مطالعاتي در نظر گرفته شده است. جهت دستيابي به داده ها و اطلاعات مورد نياز براي مدل سازي از سرشماري عمومي نفوص و مسكن سال 1395، مطالعات طرح جامع حمل و نقل شيراز، نقشه هاي GIS طرح تفصيلي شيراز و همچنين پرسشنامه استفاده شده است. تعداد پرسشنامه هاي تكميل شده، 360 پرسشنامه مي باشد.تحليل ها و مدل سازي هاي انجام شده با نرم افزار اوربانسيم در قالب مدل هاي قيمت بازار مسكن، مدل انتخاب مكان خانوارها و مدل انتخاب مكان شركت بيانگر تاثير مستقيم متغير دسترسي پذيري و مساحت بر قيمت واحدهاي مسكوني، انتخاب محل سكونت و شركت(اشتغال) مي باشد.

Decision-making process of transportation and land use being apart, and the problems arising from it, are enormous challenges of urban planning in Iran. Increase car ownership, noise and air pollution, environmental issues etc. are some of the consequences of decision making process of transportation and land use being apart. Regarding this issue, the following paper presents the findings of an experimental research in order to reach a transportation and land use integrated model. In this regard, first, the process of transportation and land use planning is explored and the models used in each period are discussed. Also trip approaches are expressed in two forms of trip-based and activity-based approaches. Urbanism model is chosen as the model studied in this paper, and parts of district 1 and district 6 of city of Shiraz metropolitan area are considered as the case studies. In order to access the data and information needed for modeling, documents of Iran national population and housing census of year 1395, Shiraz transportation master plan, GIS maps of Shiraz detailed plan and also questionnaire are being used. The number of completed questionnaires is 360. Analysis and modeling with urbanism software, as Market Price Model for Residential Units, Household Location Choice Model and Firm Location Choice Model, shows that accessibility and area variables have direct effect on residential units' price, household and firm location.
