تحليلي بر زيست پذيري شهري با تاكيد بر بعد كالبدي- زيرساختي (مطالعه موردي: منطقه 12 شهر تهران)

در پژوهش حاضر، به تدوين چارچوب مفهومي معيارهاي زيست پذيري در بافت تارخي پرداخته شده است. تحقيق حاضر از نظر هدف و نوع جزء تحقيقات كاربردي و از نظر ماهيت و روش در گروه تحقيقات توصيفي – تحليلي با تكيه بر آمار و اعداد و ارقام است كه يافته هاي كمي به صورت تحليلي و يافته هاي كيفي به صورت توصيفي مورد ارزيابي و آزمون قرار گرفتند. جمع آوري داده با استفاده از پرسشنامه محقق ساخته و مصاحبه صورت گرفت و تحليل آن با نرم افزار آماريSPSS انجام گرفت. جمع آوري داده ها در دو بخش مطالعات كتابخانه اي و مطالعات ميداني، تهيه و تكميل پرسشنامه و مصاحبه از كارشناسان شهرداري منطقه 12 بلاخص كارشناسان برنامه ريزي شهري و سازمان بهسازي و نوسازي شهري و ساكنان محلات تاريخي انجام شد. جامعه آماري اين پژوهش كليه كارشناسان، مديران و پرسنل برنامه ريزي شهري و ساماندهي بافت فرسوده بودند، كه به طور كلي 123 نفر حجم كل جامعه آماري داشت. نمونه آماري پژوهش مجموع كارشناسان و متخصصان برنامه ريزي شهري وافراد ساكن در منطقه بودند كه به تعداد 93 نفر نمونه با استفاده از فرمول كوكران و برجسي انتخاب شدند.نتايج پژوهش نشان داد با توجه به جايگاه بخش مركزي و به طور خاص منطقه در قلب كلان شهر تهران كه به برخي از مهمترين ويژگي هاي آن به اجمال اشاره گرديد و ضرورت بهبود شرايط زيست وشاخص هاي زيست پذيري ،اين منطقه نيازمند اصلاح شرايط موجود مناسب و سازگار با كاركرد هاي نوين شهري و در مقياس مركز يك كلان شهر از يك سو و ارتقاء زيست پذيري منطقه از سوي ديگر مي باشد. همچنين انجام مطالعات جامع وگسترده در زمينه علل و زمينه هاي بوجود آورنده شرايط موجود زيست پذيري منطقه و نيازهاي آتي آن با در نظر داشتن اهميت وشرايط ويژه منطقه 12 در جهت ارتقا وبهبود شرايط زيست پذيري منطقه لازم ومفيد است كه مي تواند از بسياري آسيب هاي جدي كالبدي ،اقتصادي،اجتماعي وفرهنگي در سال هاي بعد جلوگيري كند.

In the present study, the conceptual framework of livability criteria in historical context has been developed.
