رﺷﺪ ﺷﺘﺎﺑﺎن ﺷﻬﺮﻫﺎ در اﯾﺮان در ادوار ﻣﺨﺘﻠﻒ، ﻣﺸﮑﻼت و ﻧﺎرﺳﺎﯾﯽ ﻫﺎﯾﯽ را در ﭘﯽ داﺷﺘﻪ اﺳﺖ. ﯾﮑﯽ از اﯾﻦ ﻣﺴﺎﺋﻞ، ﺑﺎﻓﺖ ﻫﺎي ﻧﺎﮐﺎرآﻣﺪ ﺷﻬﺮي اﺳﺖ ﮐﻪ زﻧﺪﮔﯽ در ﭼﻨﯿﻦ ﻣﮑﺎن ﻫﺎﯾﯽ را ﻣﺸﮑﻞ ﮐﺮده اﺳﺖ. ﺑﺎزآﻓﺮﯾﻨﯽ روﯾﮑﺮدي ﻧﻮﯾﻦ ﺑﺮاي ﺗﻮﻟﯿﺪ ﺳﺎزﻣﺎن ﻓﻀﺎﯾﯽ ﺑﻪ ﻣﻨﻈﻮر اﯾﺠﺎد ﯾﺎ ﺗﺠﺪﯾﺪ رواﺑﻂ ﺷﻬﺮي اﺳﺖ. ﻣﻮﺿﻮع ﮐﯿﻔﯿﺖ ﻣﮑﺎن ﻫﺎي ﺷﻬﺮي ﯾﮑﯽ از ﻣﺤﻮرﻫﺎي اﺳﺎﺳﯽ در ﺑﺮﻧﺎﻣﻪ رﯾﺰي و ﻣﺪﯾﺮﯾﺖ ﺷﻬﺮي اﺳﺖ. ﻫﺪف از ﺗﺤﻘﯿﻖ ﺣﺎﺿﺮ ﺗﺒﯿﯿﻦ اﻫﻤﯿﺖ ﮐﯿﻔﯿﺖ ﻣﮑﺎن ﻫﺎي ﺷﻬﺮي ﺑﺎ ﺗﻮﺟﻪ ﺑﻪ ﺟﻨﺒﻪ ﻫﺎي ﺑﺎزآﻓﺮﯾﻨﯽ ﺷﻬﺮي ﺑﺎ روﯾﮑﺮد آﯾﻨﺪه ﭘﮋوﻫﯽ در ﻣﻨﻄﻘﮥ 10 ﺷﻬﺮ ﺗﻬﺮان اﺳﺖ. اﺑﺘﺪا ﺑﺎ ﻣﻄﺎﻟﻌﺎت ﮐﺘﺎﺑﺨﺎﻧﻪ اي ﺑﻪ ﺷﻨﺎﺳﺎﯾﯽ ﻣﺆﻟﻔﻪ ﻫﺎ و ﻣﺘﻐﯿﺮﻫﺎي ﻣﺆﺛﺮ ﺑﺮ ﮐﯿﻔﯿﺖ ﻣﮑﺎن ﻫﺎي ﺷﻬﺮي ﭘﺮداﺧﺘﻪ و ﺳﭙﺲ ﭘﯿﺸﺮان ﻫﺎ و ﺳﻨﺎرﯾﻮﻫﺎي ﭘﯿﺶ روي آن ﺗﺪوﯾﻦ ﺷﺪ. ﯾﺎﻓﺘﻪ ﻫﺎي ﺗﺤﻘﯿﻖ ﻧﺸﺎن ﻣﯽ دﻫﺪ، ﻋﻮاﻣﻞ ﺗﺤﺮك ﭘﺬﯾﺮي، ﻧﺸﺎط و ﭘﻮﯾﺎﯾﯽ ﺧﺎﻃﺮه اﻧﮕﯿﺰي(، رﺿﺎﯾﺖ از ﺗﻨﻮع اراﺋﮥ ﻣﺤﺼﻮﻻت )ﺗﻨﻮع ﻓﻌﺎﻟﯿﺖ ﻫﺎي اﻗﺘﺼﺎدي(، ارﺗﺒﺎط ﻣﻌﻨﺎدار اﺳﺘﻘﺮار ﮐﺎرﺑﺮي ﻫﺎي ﻣﺨﺘﻠﻒ، ﻣﯿﺰان ﻧﻈﺎرت ﻃﺒﯿﻌﯽ، ﻣﺤﺪودﯾﺖ ﻫﺎي ﻓﺮﻫﻨﮕﯽ، ﻓﯿﺰﯾﮑﯽ، ﺧﻮاﻧﺎﯾﯽ ﻣﺴﯿﺮ، ﺟﺎﻧﻤﺎﯾﯽ ﻣﻨﺎﺳﺐ روﺷﻨﺎﯾﯽ ﻣﻌﺎﺑﺮ، وﺟﻮد ﺷﻬﺮت و ﺧﻮش ﻧﺎﻣﯽ ﻓﻀﺎﻫﺎي ﻓﺮاﻏﺘﯽ، زﯾﺒﺎﯾﯽ ﺷﻨﺎﺳﯽ ﺑﻨﺎ و ﺳﺒﮏ ﻣﻌﻤﺎري ﺳﺎﺧﺘﻤﺎن ﻫﺎي ﻣﻮﺟﻮد و وﺟﻮد ﻓﻀﺎﻫﺎﯾﯽ ﺑﺮاي ﻣﻄﺎﻟﻌﻪ ﻣﻬﻢ ﺗﺮﯾﻦ ﻋﻮاﻣﻞ ﮐﯿﻔﯿﺖ ﻣﮑﺎن ﺑﺮاي ﺑﺎزآﻓﺮﯾﻨﯽ ﺷﻬﺮي در ﻣﻨﻄﻘﻪ 10 ﺷﻬﺮ ﺗﻬﺮان ﻫﺴﺘﻨﺪ. ﺑﺮاي ﺗﺤﻘﻖ ﮐﯿﻔﯿﺖ ﻣﮑﺎن در ﺑﺎزآﻓﺮﯾﻨﯽ ﺷﻬﺮي ﻧﯿﺎز اﺳﺖ ﺗﺎ ﺑﺎ ﺑﺮﻧﺎﻣﻪ رﯾﺰي و ﻣﺪﯾﺮﯾﺖ ﺻﺤﯿﺢ ﻃﺮح ﻫﺎ و ﺑﺮﻧﺎﻣﻪ ﻫﺎي ﺗﻮﺳﻌﮥ ﺷﻬﺮي، از ﺣﺮﮐﺖ ﺑﻪ ﺳﻤﺖ وﺿﻌﯿﺖ ﻫﺎي اﺣﺘﻤﺎﻟﯽ ﮐﻪ ﺷﺮاﯾﻂ ﻧﺎﻣﻄﻠﻮب دارﻧﺪ، ﺟﻠﻮﮔﯿﺮي ﮐﺮده و ﺑﺎ اﻗﺪاﻣﺎﺗﯽ ﺷﺮاﯾﻂ ﺧﯿﺰش ﺑﻪ ﺳﻤﺖ وﺿﻌﯿﺖ ﻫﺎي ﻣﻄﻠﻮب را ﻓﺮاﻫﻢ ﮐﺮد ﺗﺎ درﻧﻬﺎﯾﺖ ﺷﺎﻫﺪ اﺟﺮاي ﺳﻨﺎرﯾﻮﻫﺎﯾﯽ ﺑﺎﺷﯿﻢ ﮐﻪ ﺑﻪ ﺑﻬﺒﻮد ﮐﯿﻔﯿﺖ ﻣﮑﺎن ﻫﺎي ﺷﻬﺮي ﻣﻨﺠﺮ ﺷﻮد.

Recreating a new approach to producing a space organization to create or renew urban relationships. The issue of the quality of urban spaces is one of the main axes in urban planning and management. The purpose of this study is futurism in relation to the quality of urban spaces with respect to aspects of urban regeneration in District 10 of Tehran. Findings showed that the factors of mobility, vitality, and dynamism (memory), satisfaction with the diversity of product offerings (diversity of economic activities), significant relationship between the establishment of different uses, the degree of natural supervision, cultural, physical, readability, location Suitable for lighting lights, the presence of fame and prestige of leisure spaces, the aesthetics of the building and the architectural style of existing buildings and the existence of study spaces are the most important factors in the quality of space for urban regeneration in District 10 of Tehran. In order to research the quality of a place with a regenerative approach, it is necessary to prevent the movement towards possible situations that have unfavorable conditions by performing proper planning and management of regional development plans and programs, and to take measures to provide the conditions for rising to desirable situations. We will see the implementation of scenarios that express the spring of the quality of urban spaces in the urban spaces of the study area.
