Analysis on the Creation and Spread of Second Homes in Rural Areas Case Study: Rural Areas of Tehran Province North

The economic, social and cultural changes of world after of Second world war especially the ability to allocate part of ownʹs income for nonessential items, increased personal mobility due to improvement in public and private transportation, environmental pollution and urbanization expansion was spread and caused the rural tourism, seasonal suburbanization, and second homes the first in west societies and then in many of developing countries. In the Iran as well as the second homes has spread especially in mountainous areas and Caspian sea shores. The Elborz mountainous and rural areas in the north of Tehran province, is one of the most important of Iran regions which second homes has spread in it,s throughout especially from 1960 decade. The creation and spread of second homes in north of Tehran province affected from the economic and social changes of Iran and especially from the population density and environment pollution increase of Tehran metropolitan. The result of studies indicates which second homes in north of Tehran have been developed. Without planned contoral and surveillance. In this article have analyzed the process of creation and spread of second homes in where because of undesired effects of this situation, preparation of strategic plan in this case is necessary, mountainous and rural areas.
