چكيده لاتين :
For proper identification factors affecting household settlements in Mashhad, we have utilized hedonic price method in this title. Four groups of factors consisting of structural, environmental, accessibility and spatial characteristics are introduced. The variable related to spatial character restricts price function of the location by spatial econometric method. Spatial econometric method can well help us in determination of factors affecting hedonic price but also leads us to an inquiry of distribution of characteristics with spatial dependence phenomena. This technique is composed of geography concepts and regional economics. It enables researchers to study economic variables with regional approach and utilize results in terms of neighborhood characters. As a result housing price are not only affected by its location and structural character but also by conditions of neighborʹs housing.Finally existence or nonexistence of spatial dependence in hedonic model depends on the type of housing and submarkets extent. It has also found that spatial econometric model has better identification capability compared with ()LS. For villa units, Most coefficients of hedonic function are related to the following variables land area, location security condition, existence of backyard and number of rooms in the house. In apartment units majority of coefficients hedonic model are related to the land price (as square meter), building area, age of building and expectation of increase in relative price of land.
