The Management of Housing in Sanandaj City with Hedonic Price Function

Housing takes the significant part of household budget for the family and it plays an important role in national production and employed population of the country; though, there is not any leveled request and demand in the country in this field, which has attracted the attention of the economists and legislators. So to control the housing market and prices, appreciating housing demand and factors influence the prices are critical concerns. Using Hedonic price Function of housing demand in Sanandaj, this paper surveys the influencing criteria for housing prices. Statistical society of the project is apartements with two flats and more estimated with Double Logarithmic Function by using OLS method. The results show that the influencing factors on the prices consist of how big is the house, how luxurious it is and how far from the city center. The results also show that the number of flats in an apartment not only bas no meaningful relationship with the high prices. but also decreases the average expenditures. Then, mass constructors can build apartments with added number of flats to more profit. Finally, results show that the main factor influencing the price of housing is size of the flat.
