Monitoring the Physical-Spatial Development and Optimized Strategy for Future Development of Varzaneh City

درك فرآيند توسعه شهري در برنامه ريزي توسعه شهري و مديريت توسعه شهري پايدار نقش تعيين‌كننده‌اي دارد. در تحقيق پيش رو فرايند توسعه كالبدي ـ فضايي شهر ورزنه مورد بررسي قرار گرفته و پس از مشخص شدن پتانسيل‌ها و محدوديت‌هاي توسعه با استفاده از مدل‌هاي بولين و همپوشاني در GIS، و نيز محاسبه ميزان فضاي مورد نياز براي جمعيت اضافه شده در دهه‌هاي اتي، راهبردهاي بهينه براي توسعه آتي شهر ارايه شده است. روش تحقيق توصيفي ـ تحليلي بوده و شيوه گردآوري داده‌ها اسنادي-كتابخانه‌اي است و براي تكميل داده‌ها و پايش مراحل توسعه از مطالعات ميداني و مصاحبه با شهروندان نيز استفاده شده است. نتايج پژوهش بيانگر اين است كه توسعه شهري ورزنه در ابتدا به صورت خودرو و در اطراف هسته اصلي شهر به صورت دايره‌اي رخ داده است، ليكن در مراحل بعدي، توسعه شهري به دليل وجود زمين‌هاي كشاورزي در اطراف هسته اصلي ممكن نبوده و لذا شهر به صورت يك شهر موازي در طرف مقابل شهر فعلي(كه توسط يك رودخانه از هم جدا مي‌شوند)رخ داده و در طرح‌هاي جديد نيز توسعه در همان سمت و در جهت شمال در نظر گرفته شده است. همچنين نتايج نشان مي‌دهد كه براي توسعه آتي شهر حتي براي جمعيتي سه برابر جمعيت فعلي نيازي به گسترش محدوده شهري نيست وبه دليل پراكنده بودن شهر و ساختمان‌هاي غالبا يك طبقه در داخل محدوده شهري، پتانسيل توسعه در بعد ارتفاعي وجود داشته و نيز ميزران زيادي زمين‌هاي خالي در داخل محدوده وجود ندارد كه پتانسيل توسعه را دارا هستند.

Perception of urban development process in urban planning and management of sustainable urban development is important. In this paper physical and spatial development of Varzaneh city is studied and, after recognition of its potentials and restricts with using Boolean model and overlaying in GIS and also calculation of requisite space for the added future population optimum strategies for future development is suggested. The method of the research is descriptive-analytic and method of data gathering is documental-library. In order for completion of data and monitoring urban development of Varzaneh, we have accomplished field study and group interview with Varzaneh people. The results of the research indicated that initially urban development of Varzaneh has been was self-growing and have happened around the center of the city, but because of existing agric cultural lands. It was impossible to develop the core and the new city along with the old city has been developed (they separate from each other by the river). In new developing plans direction of development is to the north. The results also signified that not only it’s not necessary to expand the city for future development even when population are threefold rather than now but also altitudinal development of city is possible due to the free lands, urban sprawl and one- floor buildings.
