The Study of the Effects of Vertical Development of the City on District Identity ( A Case Study : District 7 of Tehran)

توسعه عمودي شهر يا بلندمرتبه?سازي در سال?هاي اخير به يكي از مهمترين راهبرد?ها و برنامههاي توسعه شهري تبديل شده است. اين پديده ضمن داشتن مزاياي متعدد، در صورت ضعف در برنامهريزي اثرات منفي بر شاخص?هاي كيفيّت زندگي و بهويژه «هويّت محلّه?اي» ميگذارد. اين پژوهش با بررسي اثرات نوع سكونت بر هويّت محلّه?اي مي?كوشد تا از اين منظر، اثرات بلند?مرتبه??سازي بر هويّت محلّه?اي ساكنان منطقه 7 تهران را مورد بررسي و تحليل قرار دهد. روش اين پژوهش توصيفي- تحليلي، پيمايشي و از نوع مقايسه?اي است. داده?هاي مورد نياز با استفاده از ابزار پرسشنامه در ميان 384 نفر از ساكنان 20 سال به بالاي منطقه 7 تهران به?دست آمده است. روش نمونه?گيري، خوشه?اي چندمرحله?اي است. در تحليل آماري نيز، از آزمون تفاوت ميانگين?ها (T) استفاده شده است. نتايج اين تحقيق نشان مي?دهد كه هويّت محلّه?اي در منطقه 7 شهرداري تهران تحت تاثير بلندمرتبه?سازي دچار تغيير و تحوّلاتي شده است. نمره ميانگين شاخص?هاي ميزان مشاركت و روحيه جمعي، حس تعلّق، شناخت مرز محلّه و تعهدپذيري در آپارتمان?نشيني نسبت به متعارف?نشيني كم?تر است. افت ميزان چنين شاخص?هايي به موازات آپارتمان?نشيني، تاييد?كننده تنزّل هويّت محلّه?اي در منطقه 7 تهران خواهد بود.

The vertical development or high-rise building construction in recent years have been changed into one of the most important strategies and plans of urban development in recent years. Having various advantages, if being weak in planning, this phenomenon will have negative impacts on the indexes of life quality and in particular district identity. Reviewing the effects of type of settlement on district identity, this research tries to study and analyze the effects of high rise buildings on the district identity of the residents in the District 7 of Tehran from this perspective. The method of this research is of the type of descriptive-analytical , survey and comparative one. The necessary data was collected by using questionnaire instrument out of 384 residents with more than 20 years of residence in the district 7. The sampling method is multi-stage cluster method. In the statistical analysis, the test of average differences (T) was used. The results of the research show that the district identity in the district 7 of Tehran Municipality has undergone certain changes as a result of high-rise building constructions. The average score of the indexes of the rate of participation and collective spirit , sense of belonging , identifying the border of district and responsibility-taking in the apartment settlement is less than conventional settlement. The fall of the rate of such indexes in line with apartment settlement confirms the declination of the district identity in the district 7 of Tehran
