تعيين اراضي مناسب توسعه‌‌ شهري با بهره‌گيري از مدل‌هاي چندمعياره‌‌ در شمال ايران

Determining the Appropriate Lands for Urban Development by Applying Multi-criteria Models in North of Iran

امروزه، موضوع مكان‌يابي توسعه آتي شهر مورد توجه برنامه‌ريزان شهري قرار گرفته است. در سال‌هاي اخير، تغيير شديد كاربري اراضي شهري بر اثر رشد بي‌برنامه شهرها با ‌‌توجه به موقعيت مناسب و ارزش بالاي زمين به‌علت حاصل‌خيزي براي فعاليت‌هاي كشاورزي باعث شده است تا تعيين اراضي مناسب در محدوده‌هاي شهري از دغدغه‌هاي پژوهشگران و متولّيان امور شهري باشد. بنابراين، هدف مقاله حاضر مشخص كردن اراضي مناسب توسعه‌‌ شهري براي گسترش آتي است. روش‌شناسي اين مقاله بر تلفيقي از تحليل سلسله‌‌مراتبي و تصميم‌‌گيري چند‌‌معياره در GIS استوار است؛ به‌طوري ‌كه در تلفيق نقشه‌‌هاي موضوعي از راهبرد تركيب‌‌ خطي‌‌ وزني - كه از راهبردهاي ارزيابي چندمعياره مبتني‌بر (AHP ) به‌شمار مي‌‌رود- استفاده شده است. يافته‌هاي تحقيق نشان مي‌‌دهد از كل مساحت محدوده مورد‌‌ مطالعه، 05/58 درصد اراضي محدوده در گروه زمين‌‌هاي با تناسب زياد و بسيار زياد براي توسعه شهري قرار دارند كه اغلب در قسمت جنوب‌‌شرقي و جنوب شهرستان واقع شده‌اند. همچنين، 33/12 درصد از اراضي تناسب متوسطي دارند و بقيه اراضي يعني 62/29 درصد تناسب كم و بسيار‌‌ كمي براي توسعه‌‌ شهري دارند.

Today site selection for city development in future is an important issue, which has attracted the attention of urban planners. Determining the appropriate lands for potential growth has become a great concern of researchers and local urban authorities due to the rapid land use change as well as or unplanned physical growth of the cities in the recent years. The region favors a suitable climate and high fertility agricultural lands; so the main aim of this study is to present an efficient model for determining appropriate lands for urban development. The methodology of the research is based on an integration of hierarchical analysis and multi-criteria decision making in GIS. So that, in integrating the thematic maps, the weighted linear combination (WLC) was used, which is one of the multi-criteria investigating strategies based on AHP. The results of the research revealed that the area has several limitations for development. So it seems that to mitigate and manage the negative impacts of the urban expansion, finding appropriate direction for future development can help local authorities to control land development. In general, from the total area of Babolsar Township, about 58.05% showed a high and very high compatibility for physical expansion, which are mainly located in the south and the southeast of the township. Also 12.33% of the area had a moderate compatibility and 29.62 % had low and very low compatibility for physical development.
