Analyzing the Effect of Social Demands on Land Uses of the Villages in Tonkabon Township

نواحي روستايي عرصه اي است كه تقاضاي زيادي براي كاربري اراضي آن وجود دارد، روستا منبعي شكننده و آسيب‌پذير در برابر تغييرات محيطي و انساني است و با توجه به محدوديت زمين و ارزش معيشتي آن در نواحي روستايي، در صورت بهره گيري از زمين هاي موجود و استفاده‌ي آن در ساخت و سازهاي غير اصولي و بي‌رويه، آنگاه براي احداث اماكن خدماتي و ضروري در نواحي روستايي با كمبود زمين مواجه خواهيم شد. در نواحي روستايي شهرستان تنكابن بسياري از اراضي كه معيشت روستاييان بر آن متكي است، با افزايش تقاضا براي ساخت و ساز از باغات و مزارع حاصل خيز به كاربري مسكوني و كاربري هاي وابسته به آن تبديل شده است، اما محرك اصلي اين فرايند مجموعه انگيزه هايي است كه به صورت تقاضا از طرف بوميان روستا و غير بوميان مطرح شده است. جاذبه هاي جغرافيايي از لحاظ طبيعي و انساني در روستاها، باعث افزايش تقاضا براي زمين و تغيير كاربري اراضي و چشم‌اندازهاي روستاها شده است. اين تحقيق درصدد است، به تحليل تاثير تقاضاي اجتماعي بر كاربري اراضي در روستاهاي شهرستان تنكابن با روش توصيفي- تحليلي بپردازد. جمع آوري اطلاعات و داده هاي مورد نياز از طريق مطالعات كتابخانه اي، منابع اسنادي، پيمايشي و تكميل پرسشنامه است. تجزيه و تحليل اطلاعات از طريق نرم‌افزار spss انجام شده است. نتايج نشان داد با عنايت به ميانگين پاسخ هاي به دست آمده، تاثير عناصر طبيعي و انساني بر تقاضاي اجتماعي و كاربري اراضي به طور يكسان بوده است و تغييرات كاربري اراضي ناشي از تقاضاي افراد غير بومي، بيشتر از تقاضاي افراد بومي در روستاهاي شهرستان تنكابن موثر مي باشد و با توجه به سطح معناداري محاسبه شده در ناحيه آلفاي 0.05مي توان ادعا نمود، توافق معناداري در اين زمينه بين پاسخ گويان وجود دارد.

Rural areas are the fields that high demands exist for their land uses. Village is a fragile and vulnerable resource against human and environmental changes, and due to the land limitation and its living worth in rural areas, using the existing lands for illegal and uncontrolled construction operations for the establishment of service and required areas in rural parts, we confront with the land limitation. In Rural areas of Tonkabon county, many of lands that rural livelihoods depends on them, are faced with the increase of construction demands and the gardens and fertilized areas have changed in to residential and the related usages. But the main incentive of this process is a set of incentives indicated by the local and non local people of the villages. Geographical attractions in terms of natural and human in the villages, has increased the demand for land and changes in land uses and landscape of the villages. This research tries to study and analysis the impact of social demand on land uses in villages of Tonkabon County by using descriptive - analytical method. Collecting the required data and information is made through the library studies, documentary sources and the questionnaire. Data analysis performed by spss software. The results showed that, according to the average responses obtained, the impact of natural and human elements on social demand and land use have been equal. Land use changes caused by non-native demand in the villages of Tonkabon County is more effective than the demand of native people. Considering the calculated significance level in Alpha (0.05), it can be said that, there is a significant agreement between the responders in this regard
