The Main Causes of Irregular Housing Prices in Tehran Metropolitan

بخش مسكن عرصه ظهور مشكلات متعددي بوده است كه اغلب از ساير بخش‌هاي جامعه به آن تحميل گرديده و موجبات برهم خوردن تعادل در آن را فراهم نموده است. يكي از مسايلي كه همواره در بخش مسكن مطرح و با توالي نامنظم تكرار گرديده است، موج افزايش بي‌رويه قيمت مسكن بوده، كه به دنبال خود مسايل عديده اي به همراه آورده است. به نظر مي‌رسد عوامل متعددي در افزايش بي‌رويه قيمت مسكن و شكل‌گيري موج‌هاي افزايشي آن نقش داشته است. اين پژوهش كنكاشي در اين موضوع بوده كه به صورت توصيفي و تحليلي انجام شده است. در بخش توصيفي با استفاده از مطالعات كتابخانه و استادي اطلاعات مورد نياز تحقيق جمع آوري شده است، در بخش تحليلي جهت بررسي عوامل اصلي و همچنين تعيين آثار و پيامدهاي افزايش بي‌رويه قيمت مسكن، پيمايش و تحليل‌هاي آماري صورت گرفته است. نتايج حاصل از تجزيه تحليل آماري از داده‌هاي تحقيق، كه از نظرات نخبگان و كارشناسان بخش مسكن استفاده گرديده، نشان داده است كه مولفه متغيرهاي اجتماعي (Social) به عنوان تبيين كننده اثر متغيرهاي اجتماعي - فرهنگي با ضريب همبستگي (84/0) بيشترين تاثير را بر افزايش بي رويه قيمت مسكن در منطقه مورد مطالعه داشته است. همچنين متغيرهاي فيزيكي- كالبدي و اجرايي به ترتيب با ضرايب همبستگي ( 66/0 و 61/0) در رتبه‌هاي بعدي قرار داشته است. برخلاف انتظار، مولفه متغيرهاي اقتصادي (Economic) از منظر خبرگان و كارشناسان بخش مسكن كمترين تاثير را بر افزايش قيمت مسكن در كلان‌شهر تهران بر عهده داشته است. بنابراين اين متغيير علي رغم آنكه با ضريب همبستگي (45/0) را به خود اختصاص داده است هنوز نقش آن، تاثير ضعيفي تلقي نشده است، و در افزايش بي-رويه قيمت مسكن به همراه ساير عوامل نقش بسزايي داشته است.

Results from statistical analysis of survey data, The opinions of elites and experts were used for housing, Has shown that the components of social variables (Social) to explain the effect of social factors-cultural, with a correlation coefficient (0.84) the greatest impact on increasing housing prices in the study area is irregular. The physical variables-physical and administrative, respectively, with correlation coefficients (0.66 & 0.61) in the second semester has been. On the contrary, the component of economic variables (Economic) from the perspective of housing expert’s minimal impact on housing prices in metropolitan Tehran has been. Thus, despite these variables with correlation coefficient (0.45) is still dedicated to its role , the effect is not seen as a weak , irregular and increased housing prices , along with other factors have played.
