The Evaluation of Residential Satisfaction of the Residents of Manzariyeh versus the Residents of Khahare Imam in the City of Rasht

رضايتمندي سكونتي از جمله مواردي است كه بايد در برنامه ريزي، طراحي و اجراي طرح هاي شهري مدنظر مسيوولين و متخصصين قرار گيرد. شاخص هاي متعددي در افزايش و يا كاهش رضايتمندي سكونتي تاثيرگذار هستند. برخي از اين شاخص ها كالبدي، اجتماعي، اقتصادي و برخي ديگر مديريتي هستند. ميزان رضايتمندي سكونتي با درنظرگرفتن چنين مواردي در سطوح محله، واحد همسايگي و واحد مسكوني متفاوت خواهد بود. در اين مقاله كوشش شده است تا تاثيرات عوامل موثر بر رضايتمندي سكونتي ساكنان دو محله ي منظريه و خواهر امام در شهر رشت، با ويژگي هاي متفاوت(سنتي و مدرن) بررسي شود و ميزان رضايتمندي سكونتي در هر سه سطح، مورد مقايسه قرار گيرد. روند پژوهش بدين ترتيب بوده است كه با مطالعه مرتبط ترين منابع و بررسي نظرات متخصصان اين امر، مفهوم رضايتمندي سكونتي و مقياس ارزيابي آن حاصل شده است. از اجتماع نظرات متخصصين، عوامل موثر بر رضايتمندي سكونتي به دست آمده و اين شاخص ها به صورت پرسشنامه تدوين و در هر دو محله با توجه به نظرات ساكنين تكميل شدند و در مرحله ي بعد پرسشنامه هاي تكميل شده، مورد تجزيه و تحليل قرار گرفتند. بدين منظور، از تكنيك رگرسيون چند متغيره با استفاده از نرم افزار SPSS بهره گرفته شد تا معيارهاي كيفي به دست آمده به داده هاي كمي تبديل شده و دقت تجزيه و تحليل افزايش يابد. نتايج به دست آمده حاكي از اين است كه سطح رضايتمندي سكونتي در محله منظريه بيش تر از محله خواهر امام مي باشد. شاخص هاي كالبدي و اجتماعي با توجه به اشتهار محله، نقاط ضعف و قوت فيزيكي، سطح اقتصادي و فرهنگي در اين نظرسنجي بيش ترين تاثير را داشته اند. در نهايت از تحليل هاي پژوهش و يافته هاي تحقيق، راهكارهايي به منظور ارتقاي رضايتمندي سكونتي در هر محله ارايه گرديد.

Residential satisfaction is one of the most important issues surrounding residential environment. Furthermore, due to the fact that this type of satisfaction is related to all parts of life, it can be considered as the highest level of life satisfaction. Hence, this paper has attempted to survey effective factors on residential satisfaction within two neighborhoods of the city of Rasht: KhahareEmam&Manzarieh (two different types of neighborhoods: traditional and modern) and compare the satisfaction of life in three levels: "neighborhoods, neighborhood unit and residential unit". In the theoretical literature of the paper as the main part, the concept of residential satisfaction, its assessment scale, the expertsʹ opinions, etc are reviewed. The effective factors of residential satisfaction are resulted from expertsʹ opinions and these criteria are compiled into a questionnaire which was filled out by local residents. Then the completed questionnaires were analyzed using Multiple Regression Analysis technique using SPSS software. So that qualitative criteria were converted to quantitative types. Finally, some strategies were selected according to the analysis and research findings to improve residential satisfaction. It should be noticed, however, that the guidelines and research findings are specifically for these two neighborhoods and according to Haryhans view, the effective factors of residential satisfaction in every neighborhood are relevant to the characteristics of its residents.
