تحليل عوامل موثر در افزايش قيمت زمين در مناطق شهري (مطالعه موردي: شهر كاشان)

هدف از مقاله حاضر تحليل و بررسي عوامل موثر در افزايش قيمت زمين در مناطق شهري كاشان است كه به منظور نيل به اين هدف، ابتدا فرايند افزايش قيمت زمين (در طي سال‌ها‌ي90-1385) در مناطق شهري مورد بررسي، سپس با استفاده از آزمون رگرسيون چندمتغيره به تحليل عوامل موثر در اين افزايش قيمت پرداخته، در نهايت به ارايه سياست هاي مناسب جهت اعتدال بخشي در حوزه زمين شهري و جلوگيري از سوداگري آن پرداخته مي شود. رويكرد حاكم در اين پژوهش روش توصيفي – تحليلي و مطالعات ميداني مي-باشد، بدين گونه كه ابتدا مطالعات ساختاريافته در قالب مطالعه اسناد موجود انجام و سپس جهت دستيابي به آمار به روز شده در حوزه قيمت زمين شهري از مطالعات ميداني استفاده شده است هم‌چنين جهت تحليل مولفه هاي موثر در اين افزايش قيمت از روش گردآوري اطلاعات مبتني بر تهيه و تنظيم پرسش‌نامه از بين دو گروه شهروندان و صاحبان بنگاه املاك استفاده شده است كه با استفاده از فرمول كوكران تعداد230 نمونه انتخاب و پرسش‌نامه به صورت تصادفي ساده بين آن‌ها توزيع شده است. نتايج يافته ها حاكي از افزايش روزافزون قيمت در برخي مناطق شهر مانند خيابان اميركبير اين شهر مي باشد كه رابطه معنادار99% بين گويه هاي قرارگيري در منطقه خوش آب و هواي شهر، اقامت قشر بالاي جامعه، بزرگ بودن اندازه قطعات زمين و افزايش قيمت در اين منطقه از شهر مي باشد كه در طي5 سال اخير رشدي در حدود35% را تجربه كرده است.
