ظرفيت سنجي بافت هاي فرسوده به منظور مديريت بهينه نوسازي موردپژوهي : بخش مركزي شهر اراك

هر گونه مداخله و اقدام در بافت‌های فرسوده شهری ، به دلیل خصوصیات خاص اقتصادی ، اجتماعی ، كالبدی این پهنه‌ها ، دقت و ظرافت خاص خود را می‌طلبد. هدف این پژوهش ظرفیت سنجی قطعات و اولویت بندی پهنه ها برای نوسازی است. معیار های ظرفیت سنجی و پهنه بندی شامل كاربری زمین، دانه بندی قطعات، عرض معابر، كیفیت ابنیه و مصالح بكار رفته در آنهاست. محدوده مورد مطالعه بافت فرسوده واقع در بخش مركزی شهر اراك با مساحتی حدود 62 هكتار و جمعیتی حدود 14352 نفر در سال1390 است. روش پژوهش توصیفی- تحلیلی با بهره گیری از مدل های تحلیل سلسه مراتبی و منطق فازی در محیط نرم افزار Arc GIS است. شناخت و تعیین اولویت های نوسازی با بكارگیری مدل های كمی و استفاده از معیارهای كالبدی در مدیریت بهینه نوسازی بسیار ضروری است. نتایج پژوهش نشان می دهد با توجه به تقسیم بندی بافت فرسوده 62 هكتاری در 4 گروه با اولویت خیلی زیاد، زیاد، متوسط و كم، قطعات با اولویت خیلی زیاد در هسته مركزی شهر واقع اند و قطعات با اولویت زیاد در كل بافت پراكنده می باشند. همچنین مجموع مساحت قطعات با اولویت خیلی زیاد و زیاد كه جمعاَ حدود 10.9 هكتار می باشند و در وضع موجود حدود 357 نفر سكنه دارند، كه در صورت اتخاذ مدیریت بهینه و اعمال ضوابط احداث بنای ویژه در این محدوده، می توان جمعیتی بالغ بر 8000نفر را اسكان داد.

As a causal system, economic, social an environmental affects, in the inner and outside of the big cities, consequence of this process. Identifying and determining priorities for renovation with using quantitative models with respect of fivefold physical parameter (streets width, Area, quality, materials and land uses) is significant for regeneration of Deteriorated textures. This article aim is Determine of renovation priorities in Arak central district with 62 hectares area and 14352 people. Research method is Descriptive – analytical with using AHP and Fuzzy Logic models in Arc GIS software. The results indicated that with based of AHP and Fuzzy Logic, high priorities parcels, In terms of location, do not follow the same distribution but have greater density by nearing the city center and the historical textures that average area have been calculated of high priority parts in mentioned models 6.5 hectares and 4.43 hectares in most high-priority parts.
