Measuring the Environmental Values in Estimating the Tendency for Receiving Loan for Strengthening the Rural Housing Against Earthquake by Using the Experimental Selection Method Case Study: Abadeh-Ta

روستا همانند شهر پديده‌اي پوياست كه بر اساس ميزان تحولات وارده و انطباق فرايند‌هاي دروني خود با آن، جريان توسعه را طي مي‌كند. اين امر الگوي تصميم‌گيري منعطف و موثري را مي‌طلبد تا براي هدايت نيروهاي شكل‌دهنده آن مورد استفاده قرار گيرد. در طراحي اين الگوها نه تنها مولفه‌هاي عام اقتصادي و ملاحظات اجتماعي؛ بلكه ميزان تمايل و مشاركت‌هاي مردمي به پشتيباني از اين الگوها نيز بسيار موثر است. يكي از اين زمينه‌هاي قابل اشاره، فرايند بهسازي و نوسازي مساكن روستايي است كه بيانگر تمايل ساكنين به احيا مساكن روستايي است. در اين زمينه برآورد كمّي تمايل به پرداخت هر يك از ارزش‌هاي محيطي در انجام اينگونه طرح‌ها حايز اهميت است. در تفكرات اقتصادي، براي سنجش چنين تمايلات اجتماعي، از روش‌هاي متفاوتي بهره برده مي‌شود كه معروف‌ترين آنها روش انتخاب تجربي است. در اين پژوهش كه با هدف شناسايي نحوه‌ رتبه‌بندي و محاسبه ميزان تمايل به پرداخت ارزش‌هاي محيطي و دريافت وام ساكنين جهت ارتقا سطح كيفي هر يك از ارزش‌هاي محيطي در ده سكونتگاه روستايي منطقه آباده‌طشك انجام گرفت، تلاش شد تا ارزش‌هاي محيطي طبق نظر ساكنين رتبه‌بندي و تمايل به پرداخت روستاييان براي هر يك از ارزش‌هاي محيطي سنجيده شود. نتايج حاصل از مدل انتخاب تجربي نشان داد كه همه متغيرهاي محيطي تعيين ارزش شده به جز متغير زيبايي كه sig آن بالاتر از.05 بوده است، رابطه معناداري در نظر ساكنين براي انتخاب مشخصه‌هاي مسكن خود داشته‌اند(P < 0.05) . همچنين نتيجه مدل رگرسيون لجيت حاكي از آن است كه استحكام بنا در اولويت متغيرهاي تعيين ارزش شده ديگر است.

village, is a dynamic phenomenon like city, that is passing the development process based on the amount of incoming changes and Adaptation of internal processes with them. It requires a flexible and effective decision-making model to be used for directing its Shaping forces . In designing these models, not only the general economic component and social considerations but also the tendency and public participation for supporting these models are very effective. In this case, one of the notable aspects is the process of renovation and reforming of rural housing which reflects the desire of the residents to revive rural housing. In this respect, the quantitative estimate of willingness to pay for each of the environmental values are important in performing these projects. In economic thinking, for assessing such social trends, itʹs taken advantage of various methods and the most popular one is experimental method. The aim of this study is to detect rating method, and calculate the amount of willingness to pay for environmental values and get a loan to upgrade the level of the quality of each of the environmental values in 10 villages of Abadeh-tashk zone, so itʹs tried to assess the rating of environmental values based on the residentʹs points of view and the willingness to pay villagers for each of the environmental values. The results of the experimental selection method showed that in the residentʹs opinion, all the value variables for choosing housing parameters, have meaningful relationship with each other (P > 0.05) except for the aesthetic variable which is sig < 0.05. Also, the Legit Regression result shows that the strength of the building is in the priority of other value determined variables.
