تبيين و اولويت سنجي ابعاد تاثيرگذار جهت تحقق نوسازي مشاركتي در بافت فرسوده شهري (نمونه موردي : محله شهيد خوب بخت تهران)

طولاني شدن فرايند اجرا كه به موجب شروع فرايند اقدام با تامين زيرساخت هاي آن بوده، غالباً سبب نارضايتي تدريجي ساكنين از نوسازي بافت محل سكونتشان شده و بدين دليل كه هيچ آگاهي و مشاركتي نيز در آن نداشته اند، حمايت خود را از نوسازي حذف كرده و همكاري هاي لازم را مبذول نمي دارند. اين امر سبب شكست يا طولاني تر شدن بسياري از طرح هاي نوسازي و نيز عدم تحقق طرح هاي بعدي شده است. تحقيق حاضر با هدف اولويت سنجي مداخله در بافت فرسوده به منظور مشاركت حداكثري مردم و افزايش رضايت آنان از فرايند اقدام در بافت فرسوده صورت گرفته است. در اين تحقيق كه توصيفي - تحليلي است، با شرح و بسط دو مفهوم بافت فرسوده و مشاركت، مدل تحليلي پژوهش با روش مطالعات اسنادي و كتابخانه اي تدوين شد. سپس با استفاده از مشاهدات ميداني، پرسشنامه بسته و باز و مصاحبه هاي اكتشافي به بررسي ابعادي از مدل تحليلي پرداخته شده است كه در فرآيند نوسازي، بيشترين تاثير را بر مشاركت ساكنين در نوسازي بافت فرسوده دارند. پس از بررسي روايي پرسشنامه از طريق سنجش روايي محتوايي و همچنين سنجش پايايي پرسشنامه با استفاده از آلفاي كرونباخ1 و از طريق آزمون بارتلت2 و شاخصKMO3 در سطح بالايي ۰/۸۵) مورد تاييد قرار گرفته است. جهت تعيين حجم نمونه موردي پرسشنامه نيز از جدول گرجسي و مورگان4 استفاده شده و در نتيجه با توجه به جمعيت ساكنين محله 386 نفر به صورت توزيع تصادفي، مخاطب پژوهش قرارگرفته اند. در نهايت پس از بررسي و تحليل پرسشنامه به روش نظريه داده بنيان، نتايج نشان دهنده آن هستند كه به منظور آغاز فرآيند تدوين، طرح و اجراي مداخله در بافت هاي فرسوده شهري به شيوه مشاركتي اولويت با بعد اجتماعي و سپس زيرساختي، كالبدي و كاربري هاي مورد نياز محله است و اقداماتي جهت تحقق اين امر پيشنهاد شده است.

As implementation process has mostly been prolongedresulted fromopening proceedings process by providing its infrastructure، the reconstruction of the place of residencehas driven residents to discontent. Given the lack of knowledge and participation in the reconstruction project، residents' supports have reduced from this project. This has prolonged and doomed to failure in many reconstruction projects as well as the further projects failure. The purpose of present study is to determine the priority of intervention in the eroded fabrics in order to increase residents' participation and their satisfaction from the proceedings process conducted in these fabrics. In this descriptive-analytical paper، an analytical framework for this study has been developedthrough using library and documentary research approach in order to explain and elaborate the two concepts of the eroded fabrics and people's participation. Then، fieldwork method، open and close questionnaire، and exploratory interviews have been used to examine dimensional research of the analytical framework which have the highest impact on the residents' participation in reconstruction projects. The questionnaire's validity using content validity and itsreliability has been approved at a high level of 0/85،by using Cronbach’s alpha، Bartlett test، and KMO index. To determine the volume of case study،a questionnaire through usingMorgan and Krejcie’stable has been applied. Consequently، according to neighborhoods population، 386 subjects have chosen random sampling method. Finally، after analyzing and examining the questionnaire using Grounded theory، the results reveal that social dimension is prior to infrastructure، physical، and required functional dimensions in order to start the process of codification، design، and implementation of intervention in the urban eroded fabrics in the participatory method.
