تحليل و ارزيابي وضعيت كاربري اراضي شهري با تأكيد بر پايداري كاربري مسكوني (مورد مطالعه: شهر سامان)

امروزه جهت ارائه تصويري گويا ازنظر سيماي شهري و هم­چنين تخصيص فضاي شهري به كاربردهاي مختلف موردنياز در طي زمان و در جهت رسيدن به اهداف توسعه‌ي شهري ارزيابي چگونگي كاربري اراضي شهري امر مهمي به شمار مي‌رود چراكه نشان‌دهنده نقاط قوت و ضعف در كميت و كيفيت كاربري اراضي شهري مي‌باشد، مطالعه ديدگاه‌هاي مختلف در مورد كاربري اراضي شهري نشان مي‌دهد كه ديدگاه توسعه پايدار به كاربري اراضي از اهميت شاياني برخوردار مي‌باشد چراكه به لحاظ ساختاري بر اصل عدالت در توزيع فضايي كاربري‌ها در شهر تأكيد مي‌كند هدف اين پژوهش تحليل و ارزيابي كمي و كيفي كاربري اراضي شهري با تأكيد بر پايداري كاربري مسكوني در شهر سامان مي‌باشد، اين پژوهش بر اساس ماهيت از نوع پژوهش‌هاي كاربردي- توسعه اي است و روش انجام اين پژوهش توصيفي تحليلي مي‌باشد، در اين پژوهش جهت ارزيابي كمي كاربري‌ها به مقايسه سرانه كاربري‌ها در وضع موجود و مقايسه اين سرانه‌ها با طرح تفضيلي پرداخته‌شده است و جهت ارزيابي كيفي كاربري‌ها از دو ماتريس سازگاري و همجواري مطلوب كاربري‌هاي شهري با كاربري مسكوني، از توابع نرم‌افزار ARCGIS و مدل تحليل شبكه ANP استفاده گرديده است، يافته‌هاي پژوهش حاكي از آن است كه گرچه به لحاظ كمي كاربري مسكوني در شهر سامان سرانه مطلوبي دارد اما به لحاظ كيفي كمبود خدمات شهري امري محسوس مي‌باشد و عدم تعادل فضايي و نابرابري در توزيع خدمات شهري و كاربري‌ها در نواحي چهارگانه اين شهر مشهود مي‌باشد

Today, it is important to assess how urban lands are used to provide a telling picture of urban view and also, urban space allocated to various required applications over time and to achieve the objectives of urban development. Because, it reflects the strengths and weaknesses in the quality and quantity of urban land use. Studying from different perspectives on urban land use shows that stable development approach to land use is importance because it structurally stress on the principle of fairness in the distribution of user space. The study aims to assess the qualitative and quantitative analysis of urban land use with an emphasis on stability of residential usage in Saman city. This research is conducted with descriptive and analytical method. For quantitative assessment uses in this research, the current situation and a detailed plan has been compared; as well, both compatibility and optimal adjacency of urban land-use with residential land-use matrixes. ARCGIS software and ANP network analysis model are used to assess the quality of applications. The quantitive analysis show that residential users per capita in Saman city in a desirable state. The qualitative analysis show noticeable lack of services. It is evident that there is spatial imbalance and inequality in the distribution of municipal services and applications in four areas of the city.
