ارزيابي اختلاط كاربري در فضاي شهري خيابان و راهكارهاي ارتقاي آن (مورد نمونه: خيابان كاشاني در بافت مياني شهر يزد)

Assessment of Mixed Use Status in Urban Street and Strategies for It's Promote (Case Study: Kashani Street in Middle Texture of Yazd City)

توسعه مختلط كاربري ها به عنوان جزيي از اصول مشترك بسياري از نظريات نوين شهرسازي، نظير نوشهرگرايي و رشد هوشمند مطرح است. افزايش قيمت زمين و تمايل به افزايش شدت استفاده از زمين، افزايش سرزندگي و جذابيت يك خيابان، از عواملي است كه لزوم توجه به توسعه مختلط كاربري ها را افزايش م يدهد. هدف پژوهش، ضمن آشنايي با مباني كاربري مختلط؛ بررسي چگونگي و تعيين اندازه اختلاط كاربري در فضاي شهري خيابان كاشاني، واقع در بافت مياني شهر يزد و يكي از مراكز خطي شهر و اتصا لدهنده بافت قديم و جديد، به منظور ارائه راهكارهايي براي افزايش ميزان اختلاط كاربري آن است. اين پژوهش در زمره پژوهش هاي كاربردي است و به روش توصيفي، تحليلي و پيمايشي انجام شده و در گردآوري داده هاي آن، از مطالعات كتابخانه اي و ميداني استفاده شد. به منظور تشخيص و تعيين وضعيت اختلاط كاربري؛ نظام كاربري ها، وضعيت طبقات ساختمان ها، گونه هاي كاربري مختلط و بالاخره ميزان و شدت اين پديده در خيابان كاشاني بر حسب معيارهاي يازده گانه منتخب با استفاده از تكنيك دلفي و ضريب آي.اي.اف، بررسي شد. يافته هاي پژوهش نشان داد: ميزان اختلاط كاربري در اين محدوده اندك و اختلاط كاربري افقي آن عمدتا ناشي از استقرار انواع مختلف كاربري در آن است. اختلاط عمودي خيابان، منحصر به تنوع كاربري در ساختمان هاي دو طبقه است و ساير انواع اختلاط كاربري، از جمله اختلاط زماني و فعاليتي در آن وجود ندارد. نظر به سهم و مساحت زياد اراضي باير، تاكيد عمده در راهكارهاي پيشنهادي براي افزايش اختلاط كاربري، تزريق كاربري هاي اجتماعي و فرهنگي چندمنظوره توام با توجه به افزايش كارايي حمل و نقل عمومي خيابان كاشاني است.

Mixed used Development has been considered as a part of the common principles of new urbanism theory such as new urbanism and smart growth .Increasing land prices in urban regions and tend to increase the intensity of land use are such factors that improve importance of mixed use development.The purpose of this research is introduction of principles of mixed use and evaluate and assess the incorporation of it in Kashani Street in Yazd, that is one of the line center of city that connects the old and new parts of town and provide strategies to increase the incorporation of it.This study is among the applied research that use descriptive, analytical and survey method and was used library study for the development of theoretical basis and information about the case study field studies and observation of the physical interpretation of the collected data in data collection .To identify and determine the user incorporation in the study area, the application, the state coeducational classes user and finally buildings and such amount and intensity of this phenomenon in Kashani Street, according to 11-fold factors is selected by using Delphi technique and IEF were studied. Findings show that mixing rate is low in this area. The horizontal mixing is because of different types of users in the street. Vertical mixing of the street, is because of user diversity in two-story building and other types of mixed use including time and activity mixing is not available. Therefore, as the important achievement of research strategies based on the theoretical research and situation of the area to increase its mixed use for improving the qualities of street especially the increased prosperity and vitality. According to the high proportion of bare land area, the main emphasis in the proposed strategy is to a multi-purpose social and cultural functions with respect to increasing the efficiency of public transit of Kashani Street.
