يكي از عوامل موثر بر ميزان جرايم و آسيب هاي اجتماعي، مكان و مناطق جرم خيز است. جرم و انحرافات اجتماعي داراي ظرف مكاني و زماني منحصربفردي است كه باعث مي شود رفتار مجرمانه در واحد مكان، توزيع فضايي يكساني نداشته باشد. هدف اصلي پژوهش شناسايي عوامل موثر بر شكل گيري آسيب هاي اجتماعي در محلات فرسوده مي باشد. روش پژوهش حاضر از لحاظ هدف، كاربردي- توسعه اي و از لحاظ نوع، اسنادي و ميداني مي باشد. محلات فرسوده منطقه سه شهر ساري به عنوان منطقه مورد مطالعه اين تحقيق انتخاب شده است، در اين پژوهش، حجم نمونه با استفاده از فرمول كوكران 320 نفر بدست آمده كه با روش نمونه گيري تصادفي انتخاب شدند. اطلاعات و داده ها با بهره گيري از نرم افزار Spss،Excel در قالب آزمون-هاي آماري ضريب همبستگي پيرسون، في – كرامر و آزمون خي دو مورد تجزيه و تحليل قرار گرفته است. نتايج تحقيقات نشان مي دهد كه بين ميزان ارتكاب جرايم و ويژگي هاي كالبدي محل وقوع جرم و ويژگي هاي اجتماعي- اقتصادي ساكنان محلات ارتباط معنادار و بالايي وجود دارد و از اين نظر محلات فرسوده مكان مستعدي براي پيدايش و رشد جرايم و آسيب هاي اجتماعي به شمار مي روند.
