ارزيابي كمي و كيفي كاربري اراضي شهري با تاكيد بر پايداري كاربري مسكوني نمونه موردي: شهر دهگلان در استان كردستان

Qualitative and quantitative assessment of urban land use with an emphasis on sustainability of residential areas, Case Study; Dehgolan City (kurdestan Province)

اصولاً برنامه ريزي كاربري اراضي، هسته اصلي برنامه ريزي شهري مي باشد و ارزيابي و سامان دهي فضايي- مكاني كاربري ها و عملكرد هاي شهري، يكي از مهم ترين و تاثيرگذارترين محور هاي توسعه پايدار شهري مي باشد. به طور ويژه پايداري كاربري مسكوني به عنوان مهم ترين كاربري شهري، نقشي اساسي را در توسعه پايدار شهري ايفا مي نمايد. در اين پژوهش با هدف ارزيابي كمي و كيفي كاربري اراضي شهري و با تاكيد بر پايداري و تقويت كاربري مسكوني، شهر دهگلان مورد بررسي قرار گرفته است. روش تحقيق توصيفي-تحليلي بوده و بر اين اساس ابتدا به ارزيابي كمي و كيفي كاربري هاي شهر دهگلان پرداخته و سپس به طور خاص به ارزيابي كمي شاخص هاي كاربري مسكوني با بهره گيري از طرح تفصيلي شهر و مطلاعات ميداني نگارندگان، اقدام شد. جهت ارزيابي كيفي و بررسي سازگاري كاربري مسكوني با ساير كاربري ها از نرم فزارARC GIS و از مدل Distance استفاده شده است. نتايج حاصل از تحليل يافته ها بيانگر آن است كه كمبود سرانه در اكثر كاربري ها وجود دارد و به ويزه كاربري مسكوني با كمبود 15.1 متر مربع مواجه مي باشد. محلات مسكوني شهر از لحاظ چگونگي استقرار كاربري ها تفاوت چشم گيري را نشان مي دهند. به طوري كه در اكثر محلات مسكوني به علت وجود كاربري ناسازگار يا به علت عدم وجود كاربري هايي كه كاربري مسكوني به آن وابسته مي باشد، عدم سازگاري كاربري مسكوني مشاهده مي گردد.

Land use planning is at outmost importance in urban planning. Monitoring and spatial organizing of local and functions of cities is an important factor in resistant development. The resistance of residential functions for urban development is important as well. Therefore، this study tends to survey the quantities and qualitativenature of land use of Dehgolan city development process. This study aimed to assess the quality and quantity of urban land use with an emphasis on sustainability and strengthening residential users in Dehgolan. Methods of investigation include analytical - applied method which incompasses the use of qualitative and quantitative assessment of Dehgolan city land use; process across which quantitative assessment criteria for residential users were deployed by making use of rigid planing and authors' field observations to provide triangulating suport. In this study، in order to evaluate the quality and consistency of residential users of the software with other users’ and in order to probe qualitative land use consistency for residential purposes an evaluation of ARC GIS and Distance model were applied. The results showed the lack of age of personal share for most users; primarily residential users that was observed to be about 15.11 square meters. Residential neighborhoods possess the so much differnce for the uses adjacency. Therefore، in most residential sites due to the inconsistency in use or lack of residential users dedicated to it.
