Public spaces in historic cores of cities express their culture and identity. These spaces have always been the place of social interactions, gathering people and being together. But over time, they have become fatigue and have lost their key role. As this trend continues, these centers will lose their identity and will be considered as a passage than a place to stop and interact. In this regard, the need to regenerate the historic urban spaces especially squares in order to use the facilities and potentials and promoting the sense of place. In this research, Tehran s Sabze Meidan Sq., which is one of the most crowded and oldest squares in Tehran, due to its proximity to the Tehran s Bazaar, As well as in terms of activities and occupations, has been analyzed with a comprehensive and systematical approach. The main attempt is to analyze the theories and views on the urban regeneration of the public spaces in historic cores. So that we could use Sabze Meidan Sq. capabilities, attracting, strengthening the presence of the people and promoting the sense of place in addition to respecting the historical memory of the city and the values of the past along with responding to the needs and values of today. The proposed principles and criteria are presented in two aspects: substantial (physical form system, urban landscape system, land use and activity system, movement and access system, structure system of public space) and procedural (social, historical and economic environment). The result of this research shows that we could improve the affiliation of this square by physical and non-physical interactions.
