Determining The Capitalization Rate in The Field Lands of Pazar District in Tokat Province

In this study, capitalization rates based on owner operated fields that are irrigated land was determined in Pazar district of Tokat province. The data used in the study were obtained from 79 farms by survey. The data were collected through a survey for the years of 2008-2009. 85,63 percent of the farms in the survey were owner operated. The whole field land was cultivated. Usable capitalization rate of owner operated and irrigated field land were 4,38 percent in the research area.
