ارزيابي و تحليل كاربـري اراضي شهـري با استفاده از GIS (مطالعه موردي: محله هاي آشان و سرچاوه شهر سردشت)

Analysis and Evaluation of Urban Land Use GIS (Case Study: Ashan and Sarchave Neighborhoods of Sardasht City)

ارزيابي كاربري اراضي شهري،منعكس كننده تصويري گويا از نظر سيماي شهري و همچنين تخصيص فضاي شهري به كاربردهاي مختلف مورد نياز در طي زمان و در جهت رسيدن به اهداف توسعه شهري است.اطلاعات شهري متشكل از دو نوع داده شامل نمايشهاي مكاني و داده هاي توصيفي املاك ميباشد.اطلاعات مكاني به طور كلي و اطلاعات مربوط به مميزي عوايد و ثبت اراضي و املاك بيشتر به طور خاص، بخشي ضروري از زيرساختهاي اساسي يك شهر است.هدف مقالۀ حاضر،كه حاصل دستاوردهاي ستاد مميزي املاك توسط نگارنده است تكميل و ارتقاء بانك اطلاعات كاربري اراضي در قالب مطالعۀ موردي شهر سردشت ميباشد.جامعه آماري اين تحقيق را محله هاي شهر سردشت تشكيل ميدهد كه از بين آنها 2 محله به عنوان نمونه انتخاب گرديد.روش تحقيق مبتني بر روشهاي كمـي در تجزيه و تحليل با استفاده از نرم افزار Arc GIS بوده است.در اين مقاله سعي شده كه با بكارگيري ابزار اساسي موجود در تكنولوژي GIS، به مساله جمع آوري و آماده سازي داده هاي مكاني و همچنين پراكندگي كاربريهاي شهري پرداخته شود. طبق پـژوهشهاي انجام شده،نحوه توزيع فضاهاي خدمات دهنده شهري چون مراكز اداري،آموزشي،بهداشتي و فضاي سبز و..متناسب با نياز شهروندان نبوده و باعث نارضايتي بسياري از آنان شده است.همچنين نتايج نشان داد كه بين كاربريهاي وضع موجود در منطقه با كاربريهاي منظور شده در نقشه طرح تفصيلي شهر سردشت تفاوت وجود دارد.بنابرين ميتوان با استفاده از كاربري اراضي باير و نظامي و اختصاص آن به كاربري خدماتي،افزايش طبقات ساختماني و بالا بردن تراكم در واحد سطح كمبود خدمات رفاهي منطقه را جبران نمود.

Urban land usage is considered as basic and main concepts of urban development knowledge, in fact it is the foundation of forming it and it is so important that some urban planners in advanced countries know it as equal to urban planning. Planning for development of cities and distribution and development urban services has been converted to a complicated and specialized affair which is applicable on the basis of comprehensive and extensive information and despite lack of that information physical development and urban planning ruins. In addition to important role of these information in the urban planning, also the proper run of plantings and controlling it, is possible in the basis of these information. an‎d in a city on the scale of today's cities, operating systems would have enough speed in terms of information and controlling affairs by relying on powerful database. For achieving such information, data gathering is the first step and store and keep them is the second step and develop fast and accurate methods to access them and take them into practice is considered as final step. Survey plan of urban property, in fact is the operation of updating informational system. In fact the purpose of urban property Survey is area process, obtaining evidences and documents for identifying cities property and register it systematically and documentary. In general the purposes of this research analyze and evaluate Survey operation of Sardasht city property and is tries to response the following questions: is there is a logical and appropriate balance between regions population’s density and the level of unbans usages? Is there is difference between usages of the status existing in the region with intended usages in the detailed plan map of Sardasht?
