ارزيابي پيامدهاي گسترش خانه هاي دوم گردشگري بر ساختار روستاها (مطالعه ي موردي: روستاهاي ييلاقي جواهرده رامسر)

Evaluating of Second Home Tourism Expansion Effects on Rural Structures: The Case of Javaherdeh Recreational Constellation in Ramsar

گردشگري بخش مهمي از اقتصاد جهاني است كه اقتصادهاي ملي خصوصاً در كشورهاي در حال توسعه را تحت تاثير خود قرار داده است. اين صنعت در چهارچوب الگوهاي فضايي خاصي عمل مي‌كند كه يكي از اين الگوها، گردشگري روستايي است. اين تحقيق با هدف بررسي پيامدهاي ايجاد و گسترش خانه‌هاي دوم بر تحولات ساختار روستاهاي ييلاقي جواهرده و تبيين دامنه‌ي پيامدهاي حاصل از تغييرات آنها صورت پذيرفت. نتايج نشان داد كه تحولات ايجاد شده در ساختارهاي اقتصادي، اجتماعي و كالبدي روستاها ناشي از ايجاد و گسترش خانه‌هاي دوم بوده به نحوي كه با ورود شهرنشينان به روستاها تقاضاي مسكن افزايش يافته و بسياري از ساكنان اصلي روستاها با تغيير كاربري اراضي كشاورزي به مسكوني و تجاري سبب نابودي نظام توليدي روستاها گرديده‌اند. از سوي ديگر ويژگي‌هاي مسكن و الگوي معماري حاكم بر مجموعه‌ي مطالعاتي متاثر از الگوي شهري كاملاً تغييير يافته و چشم‌انداز روستايي در حال تبديل به نوعي چشم‌انداز شهري يا گذار از شكلي به شكل ديگر است. به منظور كاهش پيامدهاي حاصل از گسترش خانه‌هاي دوم مي بايست مطالعات جامعي در خصوص تعيين ظرفيت تحمل حوزه‌هاي گردشگري در روستاها تهيه و نظارت اجرايي بر ساخت و سازها در محدوده‌ي بافت مسكوني روستاها به منظور حفظ سيما و هويت معماري آن انجام شود.

This research has been carried out to examine second homes effects on structural transformations in recreational settlements of Javaherdeh constellation and to explain implications resulted from changes. Javaherdeh recreational constellation is located in southwest of Ramsar city and has been studied as a statistical society. In this research, factor analysis was used to identify the most important factors of physical-spatial transformations in recreational settlements of Javaherdeh. The results of this analysis show that the main factor in structural transformations is second home expansion. Housing demand has increased due to the urban populations, and these demands result in second homes development in recreational settlements. Many residents in these settlements have changed agricultural land use to the commercial and residential land uses that these changes induced to eradicate agricultural system. On the other hand, housing features and architectural patterns of these settlements - resulting from urban pattern - have changed completely and finally, rural landscape is becoming an urban landscape or transited from one form to the other forms. Second home developments have positive and negative effects in these villages. To reduce negative effects of second home development, the research proposes a comprehensive study be done about carrying capacity of tourism regions in Javaherdeh recreational constellation. It also proposes acting supervisions at real estate developments in internal and external rural textures be done in order to protect architectural identity.
